Carlson Hotels Worldwide - Asia Pacific Effective: 1st January 2007 Radisson Hotels and Resorts Design An interior designer / design firm must be selected, and preferably at the same time as the architect for the project to ensure a coordinated effort. It is recommended that a minimum of two (2) designers / design firms be considered prior to making a selection. A request for proposal should be directed to each designer / design firm being considered and all should be interviewed to determine the best suited for the project. Given that all refurbishment projects vary in scope, budget and timing, it is critically important that as a part of each designer / design firms formal proposal, the actual project specific scope work and responsibility should be clearly defined. Refer to the Interior Design Scope of Work section herein, which can be used as a guide to help determine the designer / design firms scope of work, depending on your own specific project requirements. Design Following the selection of the interior designer / design firm, and after agreement on the scope of work, the following project information will be required for review and approval by CHW-AP. Whilst the following check list is provided as a guideline and considered necessary for most major refurbishments, it is expected that not all the following information would be required for minor refurbishment projects. The required check list of items can be submitted by the nominated interior designer / design firm to CHW-AP for clarification and approval, prior to the final preparation of documents. The design consultant is to prepare a minimum of two (2) identical packages, with one (1) being submitted to CHW-AP corporate office for review and approval. CHW-AP will retain the package for the duration of the project. 1.4.3 The interior design submittal is required to include the following: (a) General Arrangement Plans (1.100 or 1.200 scale) Ground floor plan, all public area floor plans, typical guest floor plans and typical guest room layouts. Public areas and guest room layout drawings shall include detailed furniture placement diagrams with appropriate furniture coding, at an appropriate scale. All layouts are to include a furnishing key / legend with furnishing items on the layouts labelled to correspond with the key. (b) Large Scale Layouts (1.50 or 1.20 scale) All guest room types and suites, with to scale furniture placement and appropriate furniture coding. (c) Perspective Artist Impression views and / or Interior perspectives Perspective views for new major areas or comparative photographic views between existing and new improvements. Interior perspectives of lobby and other public spaces and typical guest room suites. (d) Interior Design Finishes A set of colour-boards of size, minimum (400mm x 600mm) and maximum (600mm x 750mm) detailing all components of the interior design of the hotel, with perspectives, plans and material swatches, which describe the total overall design intent for the project. Full sized coloured photographs of such boards may be substituted when accompanied by an organized and identified package of loose materials. i. Public spaces such as lobby, corridors, meeting facilities, business uses, recreation facilities, restrooms, elevators and food and beverage facilities ii. Guest room corridors iii. Guest rooms (all types) Design i. Name of manufacturer ii. Name of style, pattern or design iii. Technical aspects of product including:- Case-good construction Fabric abrasion ratings Overall dimensions Specification manuals are required to be organized by hotel space i.e. Lobby, Guest Rooms are to be organized in a 3 ring binder with each section identified by a labelled tab. Please note: submittals sent via email will not be accepted unless CHW-AP has specifically requested or agreed for information to be sent electronically. (f) Interior Signage Concept Design concept for all interior signage and landscaped areas including: - location mater plan, directional signage, room numbers signage and outlet signage. (g) Schedule of Work Provide a design review, approval and construction / installation schedule for completing the following work: i. Guest rooms and baths ii. Guest room corridors iii. Public spaces iv. Building exterior v. Site amenities (h) Prototype Room Design Review: For major refurbishment projects CHW-AP require that a typical prototype room or Mock Up Room (MUR) be completed, reviewed and approved as part of the overall design submittal process. For major refurbishment projects, it will therefore be necessary that this item be included within the interior designer / design firms scope of work, and within the project budget estimates and the schedules of work for the design review, approval and construction/installation.
