In certain locations it may be necessary to consider underground parking, and/or positioning the bulk of bedroom blocks above the amenity buildings; consult Hilton Technical Services for advice in these circumstances.DESIGN PRINCIPLES The 168-guestroom prototype version achieves a highly efficient gross internal floor area per room of 45.2m, with a typical guestroom area of24m (including bathroom and entrance). This will enable hotels to be constructed economically and will help maximise returns.The prototype shows a 3-storey bedroom block, but this can be easily changed to higher configurations and additional guestroom blocks can be added in a variety of ways to suit site constraints.The design allows the guestroom blocks to be constructed and fitted- out simultaneously with the public area amenity building thus saving time and contractors overheads.The public areas, despite a high level of natural light, have a very low floor to external wall ratio.The simple form of the building and the straightforward repetitive structural grid are economic and ideal for the standardisation of components. These factors also make the design particularly well suited to a high level of pre-fabrication, which helps to speed up construction and is more effective in controlling cost and quality.The elevational and perspective drawings show an architectural approach, combining the use of large areas of glazing, with masonry and timber cladding panels. Whilst the principles of the design should be maintained, the use of local cladding solutions will also be considered in order to meet local planning requirements or methods of construction.Car parking will be assessed according to location, but should be a minimum of 0.5 spaces per guestroom (up to a 1:1 ratio). The model design assumes a ratio of 1 space per guest bedroom.DESIGN ICONS AND STANDARDSThe Hilton Garden Inn brand of hotels will include conversionproperties in addition to new-build projects as described in these documents. To help promote brand consistency, certain design icons and standards will feature in both categories of hotels as described below.
